    Phasing plan

    The site is split into zones, you agree which bays close and when, and diverted routes are mapped so drivers and pedestrians always have a safe way through.

    Surfacing works

    Each zone is planed or dug out, the base is repaired and compacted, then new tarmac or asphalt goes down with the falls checked as it is laid.

Every car park is priced from the survey, because the condition under the surface drives the cost more than the area does.

    Sound ground may only need the top layer planed and relaid, while failed areas need digging out and a new sub-base before surfacing.

Car park surfacing questions

Can our car park stay open while it is resurfaced?

In most cases, yes. We divide the car park into zones and work on one at a time, fencing it off and signing a route around it. You lose a section of bays for each phase rather than the whole site. Where daytime closures would hurt trade, evening or weekend working can be planned in at the survey stage.

Do you work on multi-storey car parks?

Yes. Multi-storey work usually centres on ramps, entry lanes and turning areas, where tyres scrub the surface hardest. Before any resurfacing we check what the deck is built from and whether it has a waterproofing layer, because the new surface must suit the structure and its load. Access for plant is agreed early, as it is often the main constraint on a deck.

Should we patch the car park or resurface it?

It depends on how much of the surface has failed and why. A handful of potholes in otherwise sound tarmac can be cut out and patched. Widespread cracking, crumbling edges or water sitting in many bays usually means the wearing course has reached the end of its life, and patching would only delay the bill. The survey tells you which applies.

Can you fix water pooling in the bays?

Yes. Standing water usually comes down to falls that were never right, a sunken base or blocked gullies. We find the cause first, then regrade the surface so it sheds water towards the drains, clear or add gullies, and fit channel drains where a long run needs them. Sorting the drainage also protects the new surface from frost damage.

Do you repaint the bays after surfacing?

We can. Once the new surface is down, we set out and mark the bays, arrows, hatching and accessible spaces, and it is a good moment to rethink the layout if your current one wastes space or confuses drivers. If you only need existing lines refreshed on a sound surface, that can be quoted as a separate job.
