Retail park surfacing questions

How do you keep the stores trading during the works?

By never closing more than the site can spare. The car park is split into zones, the busiest frontages are left until the quietest times, and service yard work is timed around delivery windows. Walkways that close get a signed route round them. The plan is agreed with you and your tenants before anything is barriered off.

Can you work at night on a retail park?

Yes, where your site needs it. Frontage bays and entrances are often best done after closing, so shoppers never meet a blocked entrance. Night working has to suit neighbours, lighting and any noise limits on your site, and it affects the price, so it is discussed at the survey and planned only where daytime working would genuinely cost you trade.

Our service yard keeps rutting. Can that be fixed?

Usually, yes. Rutting in a service yard normally means the construction underneath was not built for repeated HGV loads, so resurfacing the top alone will not last. We check the base, dig out and rebuild the worst areas with a deeper sub-base, and lay a surface specified for heavy vehicles, paying particular attention to where lorries brake, reverse and turn.

Do you deal with trip hazards on walkways?

Yes. Lifted edges, sunken patches and potholes on pedestrian routes can be cut out and made good, either as a one-off repair or between phases of a larger resurfacing programme. The finished level is kept flush with surrounding surfaces and kerbs, which matters for wheelchairs, pushchairs and trolleys crossing from the car park to the shops.

Can the car park layout be changed while it is resurfaced?

It can, and resurfacing is the cheapest moment to do it, because the old lines disappear anyway. You might want more accessible bays near the entrances, parent and child spaces, a clearer one-way route or wider trolley bays. We set out the new layout on the fresh surface and mark it once the tarmac is ready.
