Warehouses

Yards, Loading Bays and Industrial Estates

Industrial yards fail at predictable spots: the turning circle where trailers scrub the surface, the loading bays where parked trailers rest on their landing legs, and the forklift routes crossing from dock to storage. Once ruts and potholes appear, they damage tyres and loads and create a trip risk for staff on foot.

SN Enterprises Ltd surfaces and repairs warehouse yards, industrial estates and distribution sites across the Midlands. Heavy-duty areas get a deeper construction and a surface specified for HGV traffic, and concrete can be used for the aprons in front of docks, where point loads are highest.

Operations rarely stop for surfacing, so the yard is worked in sections around your delivery schedule, with night or weekend shifts where that suits your site. Once the surface is down, internal and external line marking sets out traffic routes, pedestrian walkways and loading positions so people and vehicles stay apart.

Why choose us

Why site managers choose SN Enterprises

  • Operations kept running

Sectioned working, plus night or weekend shifts where needed, means your docks keep loading while the yard is repaired around them.

  • Surfacing and marking together

One contractor lays the surface and marks the routes afterwards, so there is no gap between trades and no unmarked yard in the meantime.

  • Safety paperwork in place

SafeContractor Gold accreditation and £10 million public liability insurance make it simpler to get us approved on your site's contractor list.

  • Ground before tarmac

Heavy traffic finds any weakness in the ground, which is why excavation and sub-base get most of the attention before surfacing begins.

  • Experience with a guarantee

More than 20 years in commercial surfacing sits behind each job, and all our work is guaranteed, so the risk does not sit with you.

How the job runs

Surfacing a working yard

  • 1

    Step 01

    Yard survey

We look at how vehicles move through your yard, where the surface is failing and why, and quote for the construction each area actually needs.

  • 2

    Step 02

    Traffic management plan

A sequence is agreed that keeps docks and a route through the yard in use, with barriers and signs separating the works from live vehicle movements.

  • 3

    Step 03

    Heavy-duty construction

Failed areas are excavated and rebuilt on a deeper sub-base, then surfaced in tarmac or concrete, with falls set to carry water to the drains.

  • 4

    Step 04

    Marking and handback

Traffic routes, walkways, bays and hatching are marked, the area is swept, and each section is handed back to your team before the next one closes.

Pricing

What affects the cost of warehouse surfacing

Industrial surfacing is priced around the loads your yard carries and how much of it can close at once.

Get a fixed written quote
  • 01

    Traffic and loads

Areas taking HGVs, trailer landing legs or forklift traffic need a deeper, stronger construction than car parks or light estate roads.

  • 02

    Tarmac or concrete

Concrete aprons cost more to form but resist point loads at docks; tarmac is quicker to lay and to repair across the wider yard.

  • 03

    Working windows

Night, weekend or short-section working to keep deliveries moving adds time and set-up costs compared with closing the yard.

  • 04

    Marking specification

Internal floor lines, external bay numbering, walkways and hatching vary in extent and material, so the marking is priced from your layout.

FAQs

Warehouse and industrial surfacing questions

Can you resurface the yard without stopping deliveries?

Yes, in most yards. The work is split into sections so at least one route and your key docks stay usable, and closures are scheduled around your quieter delivery periods. Where the yard runs round the clock, work can be done at night or at weekends when traffic is lightest. The sequence is agreed with your site manager before anything starts.

Why does the tarmac keep failing at our loading bays?

Loading bays concentrate weight. Parked trailers rest on narrow landing legs, lorries brake and pull away from the same spot, and in hot weather tarmac softens under standing loads. The fix is usually a deeper construction in that area, and often a concrete apron in front of the dock, which resists point loads far better than a flexible surface.

Do you do internal warehouse line marking?

Yes. Inside the building we can mark pedestrian walkways, forklift routes, racking aisles, hatched no-go areas and floor zones, which helps keep people and vehicles apart. Floor marking needs a clean, dry floor and a spell with no traffic while it cures, so it is often planned for a weekend or a shutdown.

How do you keep staff safe while you work in the yard?

The working area is fenced off from live traffic and signed, and pedestrian routes around it are agreed with your team. Our crew follows your site rules and inductions, and plant movements are planned so they do not cross your forklift or HGV routes unannounced. SafeContractor Gold accreditation means our health and safety management has been independently assessed.

Can you add speed humps and one-way markings?

Yes. Speed humps, arrows, give-way lines and one-way systems can be added as part of a resurfacing job or on their own. On a busy yard, clearer routing often reduces wear on the surface as well as near misses, because vehicles stop cutting corners across areas that were never built for heavy traffic.
